Barranca is a mixed-use project located in the heart of a newly developing community in the Lincoln Heights neighborhood of Los Angeles. The building consists of 100 Residential units plus a 100 Guest Room Hotel and ground floor commercial and retail spaces along the street.

The 210,000 square foot building is situated within the City of Los Angeles’ newly adopted Cornfield Arroyo Specific Plan. The CASP zone consists of 660 acres of land that surrounds the Los Angeles State Historic Park and major transportation arteries including the Metro Gold Line and 5 and 110 Freeways. The new zoning promotes an innovative approach to incentivize housing. The new walkable community will have less dependence on the automobile and more access to public transportation.

The building design features a classical staple “the arch” now reintroduced as a fresh new vision for an emerging neighborhood. An arcade of eccentric arches comprise the base of the building and enhance the pedestrian experience along Barranca and San Fernando Road.

The dense building utilizes prefabricated construction methods to aid in schedule and construction cost. A courtyard serves as outdoor, open, shared space from which all of the hotel guest rooms are accessed.

Ample outdoor terraces are provided including a generous pool deck that overlooks the DTLA skyline. A swimmer’s pool, spa, gym, recreation rooms, gardens and other shared spaces are offered as amenities for the residents.
